Your Online Resident Portal
The fastest way to handle almost anything is through your online resident portal. Once you're set up, you can:
- Pay rent via ACH bank transfer or credit/debit card.
- Submit and track maintenance requests with status updates.
- View your lease documents and payment history.

Paying Rent
Rent is due on the first of each month. We strongly encourage ACH payments through the portal because they post faster and create a clear payment record for you. Late fees apply after the grace period stated in your lease, so set up autopay if you want to avoid the headache entirely.
We do not accept cash payments. All payments must go through the resident portal.
How to Submit a Maintenance Request
For non-emergency repairs, log into your resident portal and submit a request with as much detail as possible. Photos help. Our team coordinates with our trusted local vendor network to schedule repairs, and you'll receive updates through the portal as the work progresses.

Response times depend on the nature of the issue. Urgent but non-emergency items (a broken appliance, a plumbing leak that's contained) get priority scheduling. Routine repairs are typically addressed within a few business days.
24/7 Emergency Maintenance
Some things can't wait until Monday morning. For after-hours emergencies that pose an immediate risk to your safety or the property, call 864-203-5021. Our team provides 24/7 assistance for genuine emergencies.
What counts as an emergency:
- Active water leak or flooding.
- No heat in freezing temperatures.
- Gas smell or suspected gas leak (call 911 and your gas provider first).
- Electrical hazard.

Non-emergency requests submitted after hours will be handled the next business day.

Your lease is the governing document for your tenancy. Read it carefully. That said, here are the policies residents ask about most often:
Notice to Vacate
Blue Bridge Management requires 60 days written notice before you vacate. Submit your notice through the resident portal or in writing to our office. Giving notice late can result in additional rent charges, so plan ahead, especially if you're relocating for work or a job change.
Renewing Your Lease
We'll reach out before your lease expires to discuss renewal options. Renewal terms reflect current Greenville market conditions.

If you want to stay, respond promptly because units in neighborhoods like Augusta Road, North Main, and the Eastside move quickly when they hit the market.
Guests and Unauthorized Occupants
Your lease specifies who is authorized to live in the property. Long-term guests who aren't on the lease create liability for you. Contact us if your household situation changes.
Pets
If you have a pet or want to add one, contact us before bringing the animal to the property. Unauthorized pets are a lease violation. Approved pets may require an additional deposit or monthly pet fee as outlined in your lease.
Alterations and Modifications
Don't paint walls, install fixtures, or make any physical modifications to the property without written approval from Blue Bridge Management. Unauthorized alterations can result in deductions from your security deposit.
Move-Out Process
When it's time to leave, here's what to expect:

Renter's Insurance
Your lease likely requires renter's insurance, and even if it doesn't, we strongly recommend it. Your landlord's property insurance does not cover your personal belongings.

A basic renter's policy costs $15 to $30 per month and protects your furniture, electronics, and clothing in the event of fire, theft, or water damage.
